Should you be maintaining your roof?

Like any asset you own, regular upkeep will increase lifespan or maintain value over a longer period of time. Every object, particularly those associated with your home, degrades over time and regular maintenance will reduce the chances of getting  big repair bill that can’t be ingored. Your home’s roof is no different, but how do you know when it needs work when its so far…up there!

Well you can start by using a pair of binoculars if you have them. Problems that may not be obvious to the naked eye may appear with a magnified inspection.

You need to keep an eye out for:

  • faulty or cracked roof tiles that have moved out of position

  • damaged ridge or hip cappings

  • flashings that are damaged or out of place

  • signs of corrosion or rust

  • loose sheets or missing screws

  • signs of gutter rot

  • Build up of leaves, dirt or sludge in gutters

An even closer inspection can be undertaken by a qualified roofing expert, who can observe and report any quality concerns by actually getting up on the roof and doing a closer inspection. This should be done at least every 2 years.

If it’s been a while since you’ve inspected your own roof, there’s never been a better time. In fact the best time to conduct a roof inspection is to grab an umbrella and get outside when it’s raining! This way you’ll be able to see if there’s any overflow of water where there shouldn’t be.
